There are a number of important things to consider before applying for a rental. Below is a list of key questions you should ask yourself.
- Is the property suitable for your needs: If you have pets, is the yard fully enclosed and large enough? Is there a bath for bathing small children? What schools fall within the area’s ‘zone’ for public schools? Do you need to be close to public transport?
- When are you looking to move in: Some properties are listed in advance, not available for a number of weeks, whereas others are ready to move right in. As soon as you have a general idea of when you’d like to move, it’s worth searching for a potential home sooner rather for layer, especially if there are a shortage of available properties for rent.
- Do you have all your information ready: Generally most real estates will require similar information and points of identification (see our Tenant Information page for further information regarding what we require here at Professionals Real Estate Wagga Wagga). When looking for a new home to rent, you’ll often apply for more than one, so it’s beneficial to compile all your information at the one time and make extra copies. This will save you time and also allow you to apply for a property quicker.
- How much can you afford: All rental properties require a bond, which is generally four week’s rent plus two week’s rent in advance. Work out how much you’re willing to pay, and only apply for those within your budget.
- Measure furniture: Before inspecting a property, measure any furniture or white goods that you can’t live without, such as the fridge, then on the day, check that it will fit. You don’t want to be accepted for a property, only to find that the fridge doesn’t fit after you’re locked in a lease and have moved all your furniture.
- How many cars will be parked at the property: If you plan to live with a number of people, it’s worth checking the parking facilities. Are you prepared to park on the street if necessary? Is the area safe to do so?
- What is the area and surrounding neighbourhoods like: Taking a drive around the neighbourhood at different times of the day will give you a general idea of what it might be like.
